Case Example

A first time buyer from Liverpool contacted us about the possibility of finding a suitable mortgage for her and her partner.  Both had a fair idea of the size, cost and location of the house they wanted to purchase, but both we’re unsure if it was financially viable.

We arranged a meeting for later that week, and settled for 6.30pm at her parents home.  After the usual pleasantries, we moved to our personal review. The bespoke review was based on their individual circumstances, as it’s important that we know about our clients. In our experience, reviews are a chance to discuss anything from the home-buying process to customers aspirations. Most notably, we worked out the couples true running costs of owing a home, based on the criteria given. We knew that affordability was key,  and I explained that we’ve undertaken these reviews in bleak economic times and in our so called ‘golden years’ of the industry. It’s important from us to get to know our customers as most of our work is based on referrals from satisfied customers. We discussed the couples future plans and any economic factors that they may need to consider.

Once the review was completed, we spoke to the pair about all the products available, exclusive deals and which lenders will meet their needs. We’ll always be honest about the best deals based on a clients circumstances and allay any fears they may have.

Once we’ve contacted the most appropriate lender, who offers the best deal, we obtained the ‘agreement in principal’. Most customers will need this document in place when they approach an estate agent in view of making an make an offer. We gave our couple a printed copy of the ‘agreement in principal’ so they can go about happily on the housing search, without any fuss.

I explained that we can have as little or as much contact as they needed, until they made an offer and it’s accepted. Rather quickly, our the couple found their starter home in the area wanted, and we completed the mortgage application together. This gave them the opportunity to discuss any final concerns or clarify any details.

After the legal processes, which we discussed in detail at an earlier stage, our couple moved within 9 weeks of the accepted mortgage application.

This will differ from lender to lender, some will use affordability calculators, whilst other lenders use income multiples. With an ever changing mortgage market a lenders criteria will change, so we will need to review your circumstances to determine which lender will be best for you.

In most cases 1-24 hours. Once you’ve received an agreement you’re ready to buy a property.

How Long Will The Buying Process Take, From Placing A Mortgage Application, To Getting Our Keys?

Well this will be determined by the property that you are purchasing. If you purchase a vacant property and your not in a chain then it would be possible to get you keys within 4-6 weeks. However, if the property you’re purchasing is in a long chain, the process could take up to 12-16 weeks.

It is important to understand that this commitment is a serious one. You’ve made it for a variety of reasons, that other life factors may need to be taken into consideration.
